PLEASE NOTE THAT ALL BOOKINGS ARE SUBJECT TO FULL AGREEMENT  WITH OUR TERMS & CONDITIONS BELOW.
We are not responsible for circumstances beyond our control, like NOISES of any kind near house, traffic passing by the farmhouse or villa, neighbour's dogs barking, hawkers selling their merchandise, renovations, restorations, upgrading or construction of any kind going on close by your accommodation. These circumstances are always a possibility. We normally do not have any prior knowledge of any kind of construction, house renovations and restorations, road works or other works going on outside the property. If we do get to know beforehand we will definitely inform our customers and we will give you a different farmhouse if and when possible. However the deposit that has been paid for that particular house that you initially booked, will be lost. Absolutely no refunds and/or discounts will be given because of this reason.  We have no control over what happens outside. We are only responsible for the upkeep and maintenance of the house and it's contents. 
POOL & POOL AREA MAINTENANCE: The pool is normally kept clean at all times. About twice a week, more often at some of the properties, the pool man comes in to  do the necessary maintenance, like adding water, chlorine & other chemicals, backwashing & vacuuming. You will be provided with a net so that if leaves, flowers & insects fall in the pool you can always clean them up easily. Please also note that since most pool areas are located next to countryside it is possibile to occasionally see some unlikely creatures. No discounts will be given for this reason. This does not mean that the house in not kept clean or not taken care of properly.
DEPOSIT: A deposit of around 35% of the cost of accommodation is needed to securely book the farmhouse or villa.No house is reserved without a deposit. For foreigners, your deposit is expected to reach us within 4 weeks from the confirmation of your booking. If your deposit does not arrive within that time period, you will be reminded with an e-mail message and given some more time. Failure to send a deposit in time may result in the house you booked being given to someone else. This, rarely happens, but sometimes it does. If and when it does happen we will assist you in finding alternative accommodation if possible but we will not assume any kind of responsibility if we are not successful or if the alternative accommodation offered is rejected. For people from Malta your deposit is expected within7 days.
INTERNET & AIR-CONDITIONING: Very few houses have free Wi-fi. But Internet can be provided at any house for a small extra fee. However this has to be booked or reserved well before-hand. We have laptop keys that we will have to activate. Near the Police stations or local council offices in all villages, there is free WI-FI available. Several houses have aircondioning in one or more bedrooms. However  IT is NEVER given for FREE and never included in the price. Many are metered using 1 or 2 euro coins, others use cards that have to be bought to get it on and at others a flat nightly fee is charged, normally of about 3.00 Euro. Please note that air-conditioning should be used only at night.
TEENAGE GROUPS: Teenage groups on their own are normally not accepted unless accompanied by several mature adults.  We need to be told about this before hand. Failure to  tell us may result into us, asking for a deposit of 300.00 against damages before we take them into the house. We also reserve the right to  refund their deposit and not allow them into the house.
CHANGE OF HOUSE: We always reserve the house that our customers book and want. However in rare cases we do have to change the house promised. Reasons generally are: Bookings that overlap, repeat bookings, construction next door, inaccessibility to house due to road works and because of damage that could occur to the property that needs time to get repaired. We reserve the right to change the house reserved to a different house of the same or of superior value. If the house happens to be of inferior value a discount will be given. This has to be done even when on our confirmation letter or confirmation message it always specifies the name of the house that our customers actually booked. These cases are very rare but they do happen sometimes and we regret having to do this but if we have no choice we have to.
NIGHT FLIGHTS: If you opt to use one of the flights that arrive during the night, since most bookings are back to back especially in the peak season, please note that unless you book from the night before, there is no guarantee that you will be allowed at the house before 15.00 or 16.00hours. We need to know this well in advance so that we can leave the night before empty for you. That way we can take you to the house as soon as you arrive.
DAMANGE TO ROPERTY OR CONTENTS OF PROPERTY: Damage to property or to contents in the property have to be reported and paid for.
DAMANGE or LOSS TO PERSONAL BELONGINGS: We are not responsible for your personal belongings. Whether damaged, lost, left behind of stolen while at the farmhouse or villa. Most houses have safes. Your personal belongings are your own responsibility.
YOUR CHILDREN: Please note that we are NOT responsible for you or your children's safety. You have to keep an eye on your children at all times, especially at the pool and pool area. However we will gladly assist you if you need medical help.
VISITORS: When renting a farmhouse or villa, there will be nobody else but you for the duration of your holiday. Please note that  you are NOT ALLOWED TO INVITE OTHER PEOPLE AT THE FARMHOUSE without telling us beforehand. Permission can be granted for some farmhouses FOR AN EXTRA NIGHTLY CHARGE but  WILL DEFINITELY DE DENIED FOR OTHERS. PETS or NOISY PARTIES are  definitely NOT ALLOWED in any of the farmhouses at any time.
RATES: Please note that all rates depend on dates and number of persons and are always quoted in EURO. Some properties cost more than others.
SERVICES: We provide other services like Vehicle rentals, airport/heliport transfers, helicopter booking, cruises, diving courses, baby sitter, Malta Day tours & jeep safaris.
CHECK IN: Check in times are normally between 14.00 & 16.00 hours. (If possible it can be earlier).
CHECK OUT: Check out time is at 12.00 Noon. Unless agreed otherwise.
MINIMUM STAYS: Please note that we do not accept anything less than SEVEN (7) nights. Say 3 or 4 weeks before actual dates we might be able o help with a 3/4/ or 5 night stays.
ELECTRICITY AND WATER: Are very expensive. Please do not leave lights on and water running unnecessarily.
CONTACTING US: Prices are different and depends on many things. Like location, size of pool, views and dates. In order for us to give you exact rates per night, when contacting us, please specify dates, number of adults and children. 13 years and older are regarded as adults, and name of property preferred.
DISCOUNTS: On long stays, vehicle rentals, diving courses, cruises and restaurants are available.
CANCELLATIONS: If you need to cancel your holiday for some reason, your DEPOSIT might be partially refunded if enough time is given to be able to re-rent the property.  If we do not manage to re-rent the property your deposit can not and will not be refunded.
FOOD PACK: Food package upon arrival. To help you get started, we normally prepare a a small food pack consisting of bread, butter, ham, cheese slices,  mineral water, coffee, tea & sugar. After that you have to do your own shopping. Please note that Food Packs are prepared for foreigners only and for stays of at least 7 nights.
MAID SERVICE: will be provided once a week at no extra charge at all of the farmhouses. General clean up, change of linen and towels if needed. This applies for stays of 9 nights or more only. If you need the maid more often, this can be arranged for a small extra fee. Please note that all properties are self catering.
BED SHEETS & BATH TOWELS: are provided at all farmhouses.  Pool/ Beach towels are also provided at some of the farmhouses.
TRANSFERS: From the Malta International airport to farmhouse in Gozo and back to airport are available. Costs depend on the number of persons and start from 80.00 for a round trip for up to 6 persons. Ferry tickets (4.66 return) for each adult is NOT included.
SEASONS:
LOW SEASON: November, December, January, February & March
MID SEASON: April, May, & October
HIGH Season: June & September 16th - 30th
PEAK SEASON:July, August and September 1st - 15th.
VEHICLE RENTALS: Good, clean and dependable rental cars,  jeeps, motor bikes and bicycles are also available, at a specially discounted rates  for our customers.
